Our Model

We acquire undervalued homes in markets we know, fund them with hard money plus partner capital, force appreciation through renovation, and exit through sale or refinance. Typical hold is four to seven months.

You participate as a JV equity partner or a fixed-return private lender. You're not buying a fund share or a story. You're partnered on a specific address with a specific plan.

We're not a passive aggregator. We source, underwrite, project-manage, and close every deal in-house.

Fixed-Return Private Money

You lend at a fixed interest rate, secured by deed of trust. Predictable returns, defined exit, no upside but no operational risk either.

  • Term matches deal timeline (typically 6-12 months)

JV Equity Partnership

You contribute capital alongside us in exchange for a profit share at exit. More upside, more skin in the game, more reward when deals win.

Investor Packet

We send a full overview: company structure, recent deals, sample documents, and active opportunities. You take the time you need to review.

— Step 03

Deal Selection

When a fit deal comes through, we send the pro-forma, budget, comps, and proposed structure. You decide. We close at title with proper docs.

— Step 04

Operate & Exit

We execute the rehab, market the property, and exit. You receive your principal plus return at closing, with full documentation for your tax records.
